How many keys should a business have, and who should hold them?

Fewer than most businesses think, and every one of them named. Two people who can open, one of whom can be reached on a day off, cover the door. Cleaners and contractors get a key only if they need one and hand it back when the arrangement ends. Write down who has what, collect keys when people leave, and rekey when one does not come back. Can a keypad or smart deadbolt be fitted instead of a keyed one?

Yes, and the preparation is the same. Many electronic deadbolts use the standard 54 mm bore and the same edge bore, so a door cut for a mechanical bolt often accepts one, and a keyed bolt fitted today can usually be swapped for a keypad later, subject to that model's own bore, backset and thickness needs. The locksmith checks door thickness against the model, fits a reinforced strike as usual, sets up codes with you and shows where the backup cylinder or battery terminals are.

Why does my gate lock stick every winter?

The usual cause is meltwater getting into the keyway during a thaw and refreezing overnight, which stiffens the plug or blocks it outright, along with cold thickening any grease left inside from the factory. Road salt tracked onto ground-level hardware adds corrosion on top of that. A cylinder treated with the lubricant its maker specifies, kept clear of standing water, generally handles a winter far better than one left as it came, and a weather-rated replacement, kept up the same way, holds up better once the current one is pitted.
